Call the county you live in and ask for a land survey. Ask them to mark the property lines. If in fact the auto shop&#039;s stuff is on your property then take down the ugly fence since it makes it deceptive to the neighbor - they probably think the stuff is on their own property because of the fence.  Then send them a certified letter letting them know that their stuff is on your property and they need to move it over the property line to their own property. Then you can put up a fence if you want to. If they refuse to move their stuff, call the police.</description>

If they truly have gas and oil leaking call the fire department about the hazard.  The fines they incur maybe enough to but them out of business.  If they area is not cleaned up and it falls back in your possession the clean up fees could be huge, more than enough to stop the sale of your home.  If the ground is contaminated,  unless it has been cleaned well, you may be better off giving it too them than trying to gain it back.

I would worry more about the hazard and the clean up getting handled before getting your land back.</description>

The fence is on your property and they need to move it back to their property. Go to the county building and get the land plat or survey of your home and their business. You will need to take them to court to have this done, but your chances of winning seem to be pretty good since they&#039;re intruding on your property line. 

I haven&#039;t seen your property, but I have a good suggestion. As soon as they move their fence back, you build a nice looking fence that blocks the view of their ugly junk yard. Good Luck!</description>

you need to see town zoning laws. this can vary greatly from one town to another.  and from zone to zone.  and see a legal advisor.  i would say that rats and leaking oil are unquestionable grounds for court case.  there may or may  not be some requirements in terms of aesthetic of fence. you could also build a fence that is more attractive on your side.  do your best.  if it doesn&#039;t work, lower the price and sell.  sometimes these thing happen and that&#039;s horrible, but the best thing is to accept the very bad luck and move on.</description>
